LIHTC Properties

The Low Income Tax Credit Program (LITCP) was created by Congress in 1986 as Section 42 of the Federal Tax Reform Act.  Its purpose is to encourage the construction and rehabilitation of low income rental housing by providing a federal income tax credit as an incentive to investors. The program offers investors a ten year reduction in tax liability in return for investing equity capital into the development of eligible housing projects.

The Colorado Housing and Finance Authority (CHFA) is the designated state allocating agency for Colorado, and are responsible for designing and implementing the program in Colorado. More information can be found at www.chfainfo.com.

You may apply for this program at 201 S. Victoria Monday thru Friday from 8:00 a.m. - 4:30 p.m.

Renovated in 2004, the Santa Fe Crossing Apartments has 34 units which consists of one and two bedroom apartments. Also, included are three store front properties with an apartment upstairs which allows the resident to run a small business at their place of residence.
